How Do You Know If You Have an Aging Roof?

Your roof takes a beating all year round, from intense sun and high winds to heavy rains and below-freezing temperatures. Regular maintenance can help keep it in good shape and prolong its lifespan. However, the time will come when investing in a new roofing system will become necessary. 

Here are common signs you have an aging roof. 

Curling or Buckling Shingles

Shingles usually curl or buckle due to constant expansion and contraction from temperature changes. Over time, they will start pulling away from the roof’s surface. When this happens, leaks can occur, increasing the risk of water damage. Regular inspections, especially after severe storms, can help roofers catch and fix this issue early. 

Excessive Granule Loss or Bare Spots

During manufacturing, shingles are embedded with granules that protect them from UV rays. As the material ages, it can start losing these sediments, creating bare spots on your roof. Harsh weather can also wash these granules away. Without them, shingles will become vulnerable to damage. If you notice a significant amount of granules in your gutters, it might be time for roof replacement. 

Cracked or Missing Shingles

Cracked or missing shingles are a clear sign that your roof requires attention. High winds and heavy rain can cause shingles to crack or get torn off the roof. You must address this issue promptly to prevent water intrusion, leaks, mold growth, rot and other costly problems. 

Persistent Leaks

Stains on ceilings, peeling paint or wallpaper, and mold growth are common indications of a compromised roof. Aging roofing systems with failing shingles are more likely to leak. If your roof frequently needs repairs and is over two decades old, replacing it might be more reasonable and cost-effective. Doing so can save you from extensive interior damage. 

Sagging

A sagging roof can collapse, so you should never take it lightly. This problem often occurs due to structural issues resulting from prolonged exposure to moisture or poor installation.
