How Do You Know If You Have an Aging Roof?

Residential roofing systems can last for decades when installed correctly and maintained regularly. As roofs age, it’s normal for them to deteriorate. It means that they will eventually need to be replaced. If you know what to look for, you’ll know when it’s time to get a roof replacement. Keep in mind that you don’t need to wait for leaks to occur before planning this project.

Dark Stains on the Roof

Dark stains on the surface of your roof can be due to algae or moss growth. These organic materials won’t necessarily cause damage to the roof, but they can harm your home’s curb appeal. If you have a metal roof, dark spots could indicate a more serious age-related problem. It could be rust, which speeds up the deterioration of metal, compromising your roof’s structural integrity. 

Significantly Damaged Flashing

Roofers install flashing to the leak-prone areas of your roof, such as vents, chimneys, and skylights. This component can also get worn due to years of exposure to the elements. It will eventually turn brittle and get cracks. With compromised flashing, leaks are more likely to occur. 

Curling Shingles

At least two layers of materials make up asphalt shingles. Some of these layers may expand or contract faster the others, causing them to peel away from each other. When the upper layer of the shingles has deteriorated, they will begin to curl. It will not take long for leaks to happen if you have curling shingles. 

Increased Energy Bills

Higher energy bills are another sign that your roof is nearing the end of its life. Your roof gradually loses its insulative capabilities as it ages. With reduced insulation, your heating and cooling system will need to work harder to reach your desired temperature. If you find there’s nothing wrong with your HVAC system and other parts of your home are in good shape, you likely need to get a roof inspection.
