Tracking the Source of Roof Leaks

Leaks are the most common problem your roof will experience, and they’re usually the cause or consequence of more serious concerns. There are many ways your roof can leak, such as when there is a gradual loss of the roofing material’s effectiveness to weather damage.

Cracked Flashings

Flashings are thin metal strips that are installed to protect the most vulnerable parts of the roof, such as the valleys, hips and the base where the chimney extends from the roof. The purpose of flashings is to form a water-resistant barrier in those areas, but constant exposure to rain and moisture will cause the tar sealing the flashings to corrode and eventually leak.

When this happens, the flashings will crack and become susceptible to forming leaks. Flashing-related leaks create dark water spots and streaks on the surface of the roofing system and are close to the source. They are easy to spot, but will require swift action from professionals like Homecraft® Inc. to prevent further damage.

Clogged Gutters

When dirt, leaves and tree limbs clog the gutters, the water will eventually spill towards the edge of the roof, often hitting the soffit and fascia. This is another easy-to-spot leak, as the water damage is very noticeable from the curb. Look out for dark spots and signs of rot damage, particularly on the fascia and soffit.

Improperly Sealed Valleys

The roof valleys are usually sloped so that rainwater runs easily down their length. Due to how a valley redirects water, improper or lack of effective sealant will force the water into the seams. This speeds up the rot damage and will eventually affect the interior parts of the roof.

A valley-related leak is not as easy to spot, as the water often finds its way inside the roof. The best place to check is the attic. Look for streaks of water on the walls or on the ceiling, and check for signs of water damage on the wooden parts of the roof.
