Siding Replacement for HOA Members: What You Need to Know

When you live in a neighborhood governed by a homeowners’ association, home improvement projects like siding replacement are bound to some strict guidelines. So before you start planning this upgrade, make sure you keep these tips in mind.

  • Read Your HOA’s CC&Rs. It is your responsibility as a member to know the contents of your HOA’s CC&Rs. Certain standards are in place in order to maintain an aesthetically pleasing and cohesive look throughout the neighborhood.
  • Get preapproval. Before any construction begins, it is important that you get your siding replacement project preapproved by the HOA board. The board members will check the documents pertaining to your project and assess if it follows the CC&R guidelines.
  • Hire a certified professional. Some HOAs have a list of contractors that have successfully completed projects in the community, meaning that these professionals are knowledgeable about the HOA regulations. But if you feel like finding your own contractor, choose someone who is licensed, insured and certified.
  • Make sure the contractor understands the CC&Rs. If you will be hiring a contractor outside of the HOA’s list, take time to explain your HOA’s CC&Rs to them. While a good contractor will go above and beyond to make your experience with them hassle-free, it is still your responsibility as an HOA member to let them know of the essential things, such as the allowed work hours and where their equipment should be placed.
  • Be a good neighbor. Finally, give your neighbors a heads-up about the siding replacement you are planning. Remember, the project can be noisy and disruptive, and letting your neighbors know about it in advance allows them to make adjustments to their schedules.
